Understanding Water Damage Exclusions

Homeowners policies almost always exclude damage from water that seeps in gradually — a slow leak behind a wall, condensation, or long-term seepage — while covering damage that happens suddenly, like a burst pipe.

Insurers place the burden on you to show which category your loss falls into, so the strongest evidence is anything that establishes a timeline: a plumber's report describing when and how a failure occurred, photos of the point of origin, or maintenance records showing the area was in good condition beforehand.

If your denial letter cites a "gradual damage," "seepage," or "long-term deterioration" exclusion, read the exact clause it references — insurers sometimes cite the broadest version of an exclusion when the actual facts are closer to the line than the letter suggests.
